Bonita Bay has some of the oldest tile roofs in the NPW service area — late 1980s and 1990s construction with 30–40 years of Florida exposure. Weathered mortar, deep algae penetration, and dual coastal exposure from the Gulf and Estero Bay make correct chemistry and dwell time more important here than anywhere else in the portfolio.

Bonita Bay homes built in the late 1980s and through the 1990s have tile roofs that have undergone 30–40 years of Florida’s combined UV exposure, thermal cycling, rainfall, and biological growth cycles — significantly more than Lely Resort’s 1990s–2000s construction and far more than newer communities like Fiddler’s Creek. At this age, mortar at ridge caps, hip lines, and tile overlaps has weathered extensively. Many Bonita Bay tile roofs have visible mortar cracking or recession that allows algae root systems to penetrate deep into the tile assembly.
Bonita Bay also faces the most intensive coastal growth conditions in the NPW service area. Gulf salt air arrives from the west, while Estero Bay’s estuary environment creates elevated humidity and biological conditions from the south and east. Properties on Estero Bay itself — particularly those with direct water views and bay-facing elevations — develop algae significantly faster than any inland Naples community. The combination of oldest tile and most intensive coastal exposure means annual cleaning is standard for most Bonita Bay roofs.
Correct treatment on older Bonita Bay tile requires higher sodium hypochlorite concentration than newer tile, extended dwell time for the biocide to penetrate weathered mortar and kill algae at the root, and careful assessment of mortar condition on inspection. We note all visible mortar deterioration in the service report for the homeowner’s roofer — older tile cleaning also serves as a roof condition assessment.
