Grey Oaks Naples
Grey Oaks is one of the top-ranked private country club communities in the United States. Mediterranean tile roofs, mature oak canopy, strict HOA appearance standards, and $1M–$5M+ homes create specific cleaning requirements. We are pre-registered at the gate and understand every one of them.

Grey Oaks Country Club — 1,200 acres in the heart of Naples, ranked in the top one percent of private country clubs in the United States — is defined by Mediterranean and Old World European architecture. Vine-covered walls, barrel tile rooftops, and mature landscaping are what give Grey Oaks and The Estuary their character. That same mature oak and palm canopy is also the primary exterior cleaning challenge on every property in the community.
Shaded surfaces in Naples’ climate stay damp for longer after rain events — dramatically accelerating algae and mold growth on tile roofs, stucco exteriors, and paver driveways compared to more exposed properties. Grey Oaks homes in heavily shaded positions typically need professional cleaning every 10–14 months. The community also uses reclaimed irrigation water, which has elevated iron content — leaving rust-colored mineral deposits on lower roof tiles, driveways, and pool decks that require different chemistry than biological staining.
Grey Oaks HOA appearance standards are among the strictest in Naples. Visible roof staining, exterior mildew, or discolored driveways are compliance issues — not just aesthetic ones. The CAM team conducts quarterly exterior inspections and issues written notices. We provide HOA-accepted written service documentation on every job.

Roof Soft Wash
Barrel tile, Mediterranean tile, shingle — soft wash kills algae and mold at the root without walking on tile. HOA documentation same day. Annual cycle recommended for shaded Grey Oaks roofs.
House Exterior Wash
Grey Oaks’ European-style stucco develops mildew under canopy shade. Soft wash removes all biological growth without damaging stucco texture, paint, or finish. North-facing elevations treated first.
Driveway Cleaning
Reclaimed irrigation water leaves iron staining on Grey Oaks driveways alongside algae. We identify and treat both stain types correctly — oxalic acid for iron, soft wash for biology. Sealing available.
Pool Cage Cleaning
Grey Oaks pool cages sit under canopy that deposits organic debris on frames and screens year-round. Frame-first sequence, low-pressure screen rinse, oxidation treatment on aluminum frames.
Paver Sealing
Sealing after cleaning locks out iron staining from reclaimed irrigation and slows algae reattachment. Extends clean periods significantly on Grey Oaks travertine and concrete pavers.
Gutter Cleaning
Heavy oak canopy means Grey Oaks gutters clog faster than most Naples communities. Pre-season clearing before June 1 prevents the roofline water backup that causes the most common hurricane damage.
Grey Oaks governing documents require exteriors to be free of visible biological staining. The CAM team conducts quarterly walk-throughs and issues written notices for roof staining, driveway algae, and pool cage discoloration. Written documentation of professional service is required to formally close a violation — not a receipt, not a photo, a written service record specifying date, surfaces, and method.
Written service record: date, property address, surfaces cleaned, method used (soft wash), and Florida contractor license number. Same-day email delivery. Accepted by Grey Oaks CAM and by most Florida insurance carriers for non-renewal notice resolution.
