The Estuary at Grey Oaks sits on 350 acres inside a gated nature preserve with 179 properties. The first homes were completed in 2001, and homes are still being finished on the last few private lots. Sizes run from about 3,500 sq ft to more than 11,000 sq ft, on streets such as Great Egret Trail, Marsh Wren Lane and Gordon River Trail. Gordon River Trail is considered the most exclusive street in the enclave.

Most of the original homes were built in an Old World Tuscan or Mediterranean style, with large tile roofs, many roof planes and deep overhangs. Many have since been renovated to modern, transitional or traditional looks. Either way, a big tile roof with many valleys holds debris and moisture, and that is where algae starts. Large roofs often take a full day, and we plan rinsing so runoff does not land on fresh stone or glass.

Nearly every lot faces a lake, the golf course or both, and the community has cobblestone streetscapes. Lake and fairway moisture keeps lanais, pool decks and shaded stone damp. Natural stone and older pavers can etch or lose joint sand under high pressure, so we use low pressure, surface cleaners and the right solution for each material.

The Estuary is gated, and its namesake Estuary Course, designed by Bob Cupp, is one of three Grey Oaks Country Club courses along with Pine and Palm. We are pre-registered with most major Naples gated communities and handle gate coordination ourselves. For homes with a house manager, we confirm the date, crew and vehicle with them in advance. Crews arrive in marked vehicles and park where the house manager directs.

Because so many Estuary homes have been renovated, a single property can have original tile next to new stone, new glass and new finishes. We test our solution on each material before we start and adjust pressure for each surface. Landscaping is wetted before and after, and the solution breaks down within hours. Cobblestone and stone joints are rinsed by hand where sand or grout could wash out.

Homes here have sold for $4.25 million to $10.7 million in 2026, and the top sale reached $11.1 million in January 2021. On homes at that level, owners want a record of what was done. After each visit we send a written service record with the date, surfaces, method and our Florida license number. Most Florida insurers accept it as proof of roof maintenance. That record also helps when a home is listed for sale.
