The community’s location creates a dual coastal environment: Gulf salt air arrives from the west across the Estero Island corridor, while the estuary creates elevated humidity and biological growth conditions from the south and east. Properties on Estero Bay itself experience the most intensive growth conditions in the community.
Bonita Bay homes from the late 1980s and 1990s are among the oldest luxury properties in the NPW service area. Tile roofs, stucco exteriors, and pool cages from this era have had 30–40 years of Florida exposure — producing advanced mortar weathering on roofs, porous stucco surfaces with deep-established biological root systems, and aluminum cage oxidation that has had decades to develop. These properties require more aggressive soft wash chemistry and longer dwell times than newer construction communities.
Estero Bay is a designated aquatic preserve and critical habitat for mangroves, seagrass, and estuarine species. Runoff from cleaning activities that reaches Estero Bay’s drainage system has potential environmental impact.
