Vistas stands at 4751 Bonita Bay Blvd. Lutgert built it in 1998, the oldest of the Bonita Bay towers. It has 25 stories and 98 units, five residences per floor and two on each penthouse floor. Plans are two and three bedrooms plus a den, with views of the Gulf and Hickory Island. Five homes per floor means more balconies per level than in the newer towers nearby, and more rails to keep clean.

Salt is hard on metal. Rails, anchors, hose bibs and light fixtures start to rust at the joints, and every rain washes a brown streak down the stucco or across the balcony floor. Pressure will not move a rust stain. It needs a treatment made for rust, applied with care and rinsed off well so it does not touch glass or painted trim.

Stucco that has been painted several times over three decades is softer than new stucco. High pressure can blow out patches and leave lines. A soft wash at low pressure kills mildew and algae at the root, then rinses clean. Results on walls and decks last much longer than a quick blast, and the paint stays on the wall. Plants at the base are wetted before and after, and the solution breaks down within hours.
