Pressure won’t move a rust stain; it needs a rust treatment applied with care. Glass on Gulf and Hickory Island views builds a salt film that dulls the view within a few months. Higher floors and Gulf-facing units build it fastest. Balcony floor coatings that have been in place for years can be worn, and stains that soak into a worn coating may fade rather than vanish. We tell you that before we start. Shaded balcony ceilings grow mildew. A low-pressure soft wash kills it at the root and lasts longer than a quick blast. **Two kinds of outdoor space in one unit.** Vistas residences are large, from roughly 2,500 square feet for a two-bedroom plan to more than 3,800 for the biggest layouts, and the outdoor space is generous too. A typical unit pairs a main lanai off the living area with open terraces outside the bedrooms. In at least some units, the main lanai is a wraparound that is screened and closed off from the living room by sliding glass doors, while each bedroom terrace is open to the weather. Those two spaces get dirty in different ways, and we clean them differently. **The screened wraparound.** A screened lanai keeps out bugs and some rain, but at this height it is still taking salt-laden wind all day. The screen holds a fine gray salt film that dims the view, the frame picks up mildew in the corners, and the floor collects what blows through the mesh. We clean the screens by hand from inside, at low pressure and with a soft brush where needed, because at this height the mesh is too exposed to treat roughly and nothing can be allowed to blow off. If your screened area is under 800 square feet it is priced from $249. **The open bedroom terraces.** The bedroom terraces have no screen, so rain washes them, but it also carries rust from rail anchors across the floor and leaves water spots on the glass. These terraces are where rust streaks are most common at Vistas. We clean the rails and glass, treat each rust streak on its own, and note which anchor or fixture is bleeding so you or the association can have it repaired. **Five units to a floor.** With five residences on each typical floor, Vistas has more lanais per level than the newer Bonita Bay towers, and neighbors on either side are close. We use buckets and a low-flow rinse instead of open hoses, keep water on your lanai, and send it to the drain. Corridor floors are protected on our way in and out, and we bring everything up in one trip so we are not in and out of the elevator during the day. **Looking over Estero Bay.** Vistas looks west across Hickory Island and Estero Bay toward the Gulf, and many units have sunset views. That western exposure means hours of afternoon sun on the glass, which bakes salt and rinse water into spots if the glass is left to dry on its own. We clean the glass early in the day where we can, rinse with pure water, and finish with a squeegee so it dries clear. **Slider tracks and the glass doors.** On a wraparound lanai closed off by sliding glass doors, the tracks take in salt, sand from beach trips and the grit that blows through the screen. After a few months the doors drag, and the rollers wear faster. We vacuum the tracks before any water goes near them, then wipe and rinse them lightly so the grit does not turn to paste. Both faces of the doors are cleaned, inside and out, so the view from the living room matches the view from the lanai. If the glass has heavy mineral spots, we can follow the normal clean with a mineral treatment, and we tell you before we start whether we expect it to remove them fully. **The building has been updated.** Vistas is the oldest of the Bonita Bay towers, but recent listings note a new roof, upgraded elevators and new landscaping, and the building is one of the Bonita Bay high-rises that has been refreshed in recent years.
