Bonita Bay stucco exteriors face the most intensive combination of coastal stressors in the NPW service area. Gulf salt air from the west deposits on all west-facing elevations continuously. Estero Bay’s estuary environment from the south and east creates elevated ambient humidity that keeps stucco damp longer between rain events on those elevations. The result is a community where all four sides of a home can face meaningful biological growth accelerants — not just the shaded or water-facing elevations.
The age of Bonita Bay stucco amplifies this. Stucco applied in the late 1980s and 1990s has had 30–40 years of Florida exposure to develop deep biological root systems in surface pores. These established root systems require longer biocide dwell time to kill completely than on newer, smoother stucco applications. Rushing the dwell time on older Bonita Bay stucco produces surface whitening that fades in months. Correct dwell time produces results that last 12–14 months.
Estero Bay is a designated aquatic preserve. We use biodegradable soft wash solutions on every Bonita Bay house wash — solutions that break down to salt, water, and carbon dioxide within hours of application, carrying no persistent chemical residue into the estuary’s drainage system. We also pre-wet all landscaping before application and direct rinse water away from bay-adjacent drainage where possible.
On Bonita Bay properties, we assess all four elevations separately — Gulf-facing, bay-facing, and interior sides all have different growth patterns from different moisture sources. Treatment is adjusted per elevation, not uniform across all sides.
