**Short answer:** The Phase I garden condos date from the late 1990s and early 2000s. Their tile roofs and stucco usually need a soft wash every 12–24 months. The Colony’s mid- and high-rise buildings need facade, balcony and garage cleaning on a cycle the board sets, quoted after a walk-through because height and access drive the cost.

Each condo association, or its property manager, books its own buildings. PLCA sets the vendor hours and gate rules that apply to all of them. In The Colony, check whether The Colony Foundation or your building’s association holds the exterior contract before you request a bid.

🏢 Two Very Different Building Types
Phase I Garden Condos · Colony Towers

Phase I has 11 low-rise condo neighborhoods with about 1,130 units. The largest are Southbridge (166), The Pointe (160), Lakemont Cove and Sawgrass Point (124 each), Palm Colony (120) and Creekside Crossing (114). Build years seen in listings run from 1996 at Sandpiper Isle to 2001 at The Pointe. Palm Colony is two-story coach-home style with tile roofs and golf views. These buildings are washed from the ground and from ladders, roof by roof. We never walk on the tile, so no tiles crack during the job.

Phase II, The Colony, is where WCI began building in the late 1990s. It has seven high-rise towers: Florencia (116), Navona (100), Treviso (76), Altaira (75), Palermo (73), Sorrento (72) and La Scala (64). Cielo and Castella are mid-rise, and Merano and Terzetto are low-rise. Tower walls and balconies need lift or rope-access work, so every tower is quoted on its own.

Pelican Landing borders Estero Bay and Spring Creek, and the high-rises have Gulf views. Wind off the bay leaves a salt film on glass and railings, and it dulls window frames and balcony glass faster than on inland buildings. Lakes and preserves throughout the community keep the low-rise walls damp. The result is the same: dark streaks that return faster on the side facing the water.

📋 How Condo Boards Book Work Inside PLCA
Associations · Managers · Vendor Rules

There is no single condo association at Pelican Landing. Each neighborhood runs its own, often through a management company. Some Colony neighborhoods have their own Supplement to the PLCA Declaration, including Terzetto, Cielo, Palermo and La Scala. Your association’s own documents decide what the board maintains and what owners maintain. If the split is unclear, the manager can confirm it before we quote.

Every job runs inside PLCA vendor hours, Monday through Saturday, 7 am to 6 pm. Work outside those hours needs PLCA Privacy approval plus an email approval from the condo association or property manager. We plan tower work and pool-deck cleaning inside normal hours so residents see as little disruption as possible.

Season matters most for scheduling. Many owners are here only part of the year, and boards often want buildings washed before they return. We book building work in early fall or late spring, give the manager a day-by-day plan, and ask for notices to go out a few days ahead so cars are moved and lanai furniture is pulled away from the walls.

Insurance and Board RecordsWe are Florida licensed and insured, and we send a certificate of insurance to your manager on request. Each building gets a written service record with date, surfaces, method and our license number for the association file.
