## 🏠 Why Phase I Roofs Streak on the Water Side
Lakes · Preserve · 25-Year Tile
Phase I includes neighborhoods such as Southbridge, The Pointe, Lakemont Cove, Sawgrass Point, Palm Colony and Creekside Crossing. Most are low-rise garden buildings with tile roofs, and many face lakes, preserve or the golf course.

Lakes and preserves keep the air damp, and the roof slopes facing the water or sitting in shade grow algae first. After 25 years, tile surfaces are more porous and the streaks return faster on those sides.

Older tile is also more brittle. Walking carelessly cracks it, and pressure washing roughens the surface so algae comes back sooner. We soft wash at low pressure with trained foot placement, roof by roof, from the ground, ladders and safe zones.

In The Colony, the seven high-rise towers and the mid-rises have flat roofs that are cleaned with building management. Those are quoted per tower, separately from the Phase I tile roofs.
