**Short answer:** At 25 years old, The Pointe’s tile roofs and stucco walls are on the normal Southwest Florida cycle: a soft wash every 12–24 months keeps algae and black streaks off. Lakeside lanais and the concrete in front of each garage usually need attention once a year.

Work splits in two. The condo association contracts the roofs, building walls, stairwells and elevator landings. Owners book the inside of their screened lanai, their windows and the garage door and apron in front of their unit. We quote both and can do them on the same visit.

Units at The Pointe run about 1,673 square feet with three bedrooms, two baths and a one-car garage. Lanais face a lake with lighted fountains. That view is why people buy here, and it is also why the lake side of every building gets dirtier first. Fountain spray and morning dew keep screens and lower walls damp most of the year.

Three-story buildings have tall walls and steep tile roofs. We clean them from the ground and from ladders with a low-pressure soft wash, and we never walk on the tile. The solution kills algae (Gloeocapsa magma), mold and mildew at the root, so the roof stays clean for about 12 to 24 months instead of a few weeks. We wet the lakeside plants before and after, and the solution breaks down within hours.

Elevator lobbies, stair landings and the walkways between buildings take the most traffic from residents, guests and movers, and they are the first thing a visitor sees. They collect drip marks from planters, rust from sprinkler heads and dark film where rain blows in. We pressure wash the concrete and rinse the elevator door frames and call-button panels by hand so no water gets into the controls.

🔑 Three Layers of Fees, Three Leases a Year

Owners at The Pointe pay three layers of fees: a neighborhood HOA of about $290 a month, the PLCA master fee of about $3,478 a year, and a condo fee of about $1,926 a quarter. That is roughly $11,182 a year. With that much going out, boards want a clear, per-building quote. We give one after a free walk-through and send a written record when each building is done.

The condo association’s documents set which surfaces belong to the board and which belong to owners. The split described above is common in Naples-area condos, so confirm it with your manager before you book. All work runs inside PLCA vendor hours, Monday through Saturday, 7 am to 6 pm, and we clear the guard gate directly.

The Pointe allows up to three leases a year. Owners who rent often book a lanai and window cleaning between tenants, so the unit shows well and the next renter starts with clean glass.
