Does soft-washing really remove algae, moss, black streaks, and other organic growth

What it is: A cyanobacteria that feeds on the limestone filler in asphalt shingles and the calcium carbonate in tile roofing. It produces a dark UV-protective outer coating as it grows — creating the characteristic black streaking that spreads across Naples roofs throughout the year.

How soft wash removes it: Sodium hypochlorite penetrates the dark outer coating and disrupts the cellular proteins of the cyanobacteria colony — killing the organism at the root throughout the entire growth area. After dwell time, the dead algae dries and naturally releases from the roof surface. Results are fully visible within 24–72 hours as the dark staining disappears. Results last 12–24 months because the roof must be recolonized from new airborne spores rather than regrowing from surviving roots.

What it is: A three-dimensional plant that develops a physical root structure penetrating shingles, tile joints, and mortar — trapping moisture against roofing materials and causing accelerated degradation, shingle lifting, and eventual leaks. More damaging than surface algae because the root penetration causes structural harm to roofing materials.

How soft wash removes it: Soft wash solution applied at low pressure penetrates through the moss canopy and into the root zone — killing the entire organism including the embedded root structure. Extended dwell time is critical for moss relative to algae, because the root system is deeper and requires more complete biocide penetration. After treatment, dead moss dries, releases from the surface, and is rinsed or naturally washes away. We never scrape or brush moss — mechanical removal without killing the root produces rapid regrowth and risks physical damage to roofing materials.

What it is: Green algae and mildew appear as green discoloration — typically on shaded north-facing roof sections, in valleys, and around areas with limited airflow. Less dramatic than black Gloeocapsa magma streaking but equally present in Naples’ climate. Both retain moisture against the roof surface and create conditions for more aggressive organisms to establish.

How soft wash removes it: Sodium hypochlorite at standard cleaning dilution kills green algae and mildew organisms on contact — both are significantly less resistant to biocide than the dark UV-protective coating of Gloeocapsa magma. Standard dwell time is sufficient for complete kill throughout shaded sections. Biodegradable surfactants in the solution break down the biofilm layer protecting mildew colonies, ensuring biocide penetration to the full organism depth.

What it is: A symbiotic combination of algae and fungus that bonds with exceptional strength to tile and shingle surfaces — appearing as circular or irregular gray-green patches. Lichen develops root-like structures (rhizines) that embed directly into the roofing material surface, causing micro-etching that worsens the longer it is left. The most tenacious biological growth on Naples roofs and the one most likely to require extended treatment.

How soft wash removes it: Lichen requires the longest dwell time of any common roof organism — the rhizines are deeply embedded and the combined algae-fungus structure is more resistant to biocide than either organism alone. One treatment kills the lichen at the root but the dead organism may not fully release immediately — it typically loosens and washes away over the following weeks with rain. On heavily established lichen colonies, a second treatment may be recommended to address any surviving sections at the deeper rhizine penetration depth. What it is: Fungal mold colonies grow on Naples roofs in areas with persistent moisture — particularly in valleys, around penetrations, and under debris accumulation. Mold causes dark staining, retains additional moisture against the roof surface, and penetrates roofing materials over time. In Naples’ year-round warm, humid climate mold growth on roofs is continuous without the cold-season interruption that limits it in northern markets.

How soft wash removes it: Sodium hypochlorite disrupts fungal cell membranes and kills mold colonies completely at the growth depth — not just bleaching the surface discoloration. Biodegradable surfactants break down the protective biofilm layer that mold produces, ensuring full biocide penetration. After treatment, dead mold colonies are rinsed away during the low-pressure rinse phase, leaving roof surfaces clean and free of both the staining and the organism.
