Lely Resort’s older construction era is the most significant roof cleaning variable in the community. Tile roofs built in the 1990s and early 2000s have had 20–30 years of Florida weather exposure. Mortar at ridge caps, hip lines, and tile overlaps has weathered significantly — creating channels where Gloeocapsa magma algae penetrates deeper into the tile system than on newer construction. Soft wash at correct concentration and dwell time is particularly important on older Lely tile to ensure the biocide reaches and kills growth at the root rather than just bleaching the surface.
Lely Resort’s appearance standards are managed through individual neighborhood and sub-association boards rather than a single community foundation. Requirements vary somewhat by neighborhood — The Players Club area and Classics neighborhoods have among the most visible street-facing standards.
