Greenlinks has 192 two- and three-bedroom condos in 16 buildings along Mahogany Run Lane, next to the Flamingo Fairways course in Lely Resort. The buildings went up in 2001, so roof tile and stucco have had 25 Florida summers of sun, rain and sprinkler overspray.

Golf course irrigation keeps the ground wet, and shaded north walls stay damp. That is where green algae and black mildew start. Pressure alone strips it off for a few weeks. A soft wash (low pressure with a cleaning solution) kills it at the root, so it stays clean for one to two years.

Walkways, stair landings and entries get daily foot traffic, and in a building that allows daily rentals they get more than most. Gum, rust from sprinklers and tire marks come off with hot-water surface cleaning, not bleach.

In most Naples condo communities the association is responsible for roofs, building walls, breezeways and shared walkways, and an owner is responsible for the inside of their lanai and their windows. Check your Greenlinks documents or ask the manager before you book, since each association sets its own split.

For the association we quote building by building, so the board can spread the work over a season or one budget year. We send a written record after each building: date, surfaces, method and our Florida license number.

Greenlinks allows daily rentals, which is rare in Naples. If you rent your unit, we can clean the lanai and windows between guests, and we schedule building work with the manager so check-in days stay clear.
