**Short answer:** Olé homes have tile roofs, smooth stucco and painted trellises packed close together, so shade and damp linger between buildings. Most need a soft wash of roof and walls every 12–24 months to stop algae before it stains and an entry, walk and garage-apron cleaning once or twice a year, more often for units that rent.

Who pays for what depends on your home type. Olé mixes condo flats with townhouses and detached casitas, and the documents for each can split roofs, walls and entries differently. Olé has four home types: two-story detached casitas linked by trellises, split-level townhouses, townhomes and flats. Listings show homes built from about 2009, and the community was marketed as new around 2013 with prices starting near $220,000. Units run about 1,225 to 2,084 square feet, mostly on two floors, and every one has an attached garage. Two-story walls and second-floor balconies mean most homes here are priced as two-story jobs.

The trellises are what make Olé look the way it does, and they are the first thing to turn gray. Mildew grows in the joints and on the shaded tops where leaves collect. We soft wash them by hand at low pressure, which cleans the wood or composite without lifting paint or splintering the edges.

Homes sit close together on streets such as Albion Lane, Capistrano Street, Chula Vista Street, Rialto Street and Cambria Circle. Narrow gaps between buildings get little sun, so the side walls and roof valleys there grow algae first. We rinse each wall top to bottom and protect the neighbor’s entry and car while we work. If two neighbors book on the same day, we can wash a shared wall once and split the visit, which keeps both homes the same color.

Olé is a busy rental market. Listings show monthly rents from about $2,000 to $9,000, and some leases carry 30-day or three-month seasonal minimums. That means turnover days come in clusters around the start and end of season. We book owner jobs on those days so the entry, garage front and windows look fresh when the next tenant pulls in.

Lely Resort policy requires trucks to be parked in garages, so garages here get used hard. Oil drips and tire marks track out onto the apron. We clean the apron and the first few feet of garage floor with hot water, which lifts most fresh stains in one visit. Older stains can take a second pass. If your garage floor has a coating, tell us when you book so we use the right water temperature and cleaner.

The Village Center has a pool, fitness center, movie theater, bistro and pub. Pool decks and plaza walks near the bistro collect food spills, gum and algae near the water. If the association wants those common areas cleaned, we quote them after a walk-through and work early so the plaza is open by lunch.
