# Condo Tile Roof Soft WashingThe Tides at Pelican Landing

The Tides’ one- to three-story condo buildings went up in 1999, and some now have new tile roofs while others carry 25 years of streaks. We soft wash both at low pressure, building by building, so the board can do the darkest roofs first.

## 🏠 Old Roofs, New Roofs and Lake Air
Lake Moisture · Shaded Slopes · New Tile
Many Tides units look over a lake or pond. Moist air off the water settles on the roofs every night, and the shaded side of each tile roof grows black algae first. On the oldest roofs, that streaking has had years to spread.

Recent listings mention new roofs on some buildings. A new tile roof still grows algae within a few years in Estero’s climate, and it needs soft wash only — high pressure can chip new tile and wash out fresh mortar.

Older tile is more porous and more brittle. Our crews use trained foot placement and work from ladders and safe zones, so no tiles crack while we clean.

Because the buildings are low, most of this work is done from the ground and ladders without lifts, which keeps the cost per building down.

Insurance RecordsEach building gets a **written record** — date, surfaces, method and our Florida license number. Most Florida insurers accept it as proof of roof maintenance at renewal.

## ❓ Frequently Asked Questions
Roof Cleaning · The Tides at Pelican Landing

### Our building just got a new roof. Does it need cleaning?
Not right away, but algae returns within a few years in Estero. When it does, use a low-pressure soft wash only.
### Is The Tides part of Pelican Landing’s association?
No. The Tides is in the Village of Estero and isn’t one of the Pelican Landing Community Association neighborhoods. Its own gate and association set the rules.
### Can we do the worst roofs first?
Yes. Every building is quoted on its own line, so the board can wash the darkest roofs this year and the rest next year.
### Will the solution get into the lake?
We control runoff near the water, wet plants before and after, and use a biodegradable solution that breaks down within hours.
### Can the walls be done at the same time?
Yes. See [tile roof cleaning](https://naples-pressure-washing.com/tile-roof-cleaning-naples/) and [breezeway and walkway cleaning at The Tides](https://naples-pressure-washing.com/paver-sealing-sanding-tides-pelican-landing/).
