**Short answer:** Pebble Creek needs three things on a regular cycle: a soft wash of the tile roofs, a wash of the stucco walls, and a cleaning of the screened lanais. Roofs and walls usually need it every 12–24 months. Buildings that back up to the treeline tend to need it sooner.

The association typically handles roofs and building walls, and owners typically handle their own lanai and windows. Your Pebble Creek documents set the exact split. We can quote all 17 buildings as one plan, or start with the ones that look worst. Owners can add their lanai and windows on the same visit, which saves a second trip and a second round of notices to residents.

🏡 Lakes, a Treeline and Tile Roofs
Roof · Stucco · Shade

Pebble Creek sits off Pelican Bay Blvd on Pebble Creek Circle, nearly across the street from the north beach tram station. Of the 14 low-rise buildings, 10 face lakes and 4 back up to a treeline that buffers Carlton Place. All 3 mid-rises look out over the Pelican Bay golf course and lakes. The buildings date to 1994 and have tile roofs.

Setting matters for algae. Walls and roof slopes that face the treeline get less sun and stay damp longer after rain, so black streaks and green film show up there first. Lake-facing walls get morning fog and irrigation mist. Thirty years of that grows a layer of algae (Gloeocapsa magma) and mildew on tile and stucco that a hose will not move.

We do not walk on tile roofs. Tile cracks under foot traffic, and replacement tile for a 1994 roof can be hard to match. A soft wash goes on from a ladder or lift at low pressure with a biodegradable solution. It kills the growth at the root, and the streaks fade over the next few rains. Results last about 12–24 months in Naples.

📋 How the Association and Owners Split the Work
Board · Owners · Season

With 17 buildings, many boards spread exterior cleaning across a budget year. A practical order is to start with the four buildings by the treeline, then the lake-facing low-rises, then the mid-rises. We quote each building on its own line so the board can pick the order. Every finished building gets a written record with the date, surfaces, method and our Florida license number.

All units at Pebble Creek were built with screened lanais, and some owners have since enclosed theirs. A screened lanai gets the screens, frame and floor cleaned. An enclosed lanai is treated more like a room with windows, so the glass and frames are cleaned and the floor is left to the owner. Tell us which you have when you call.

Pebble Creek allows rentals twice a year with a 90-day minimum. Many owners are seasonal. Booking lanai and window cleaning in the fall, before owners and tenants arrive, keeps work out of the busy months. Building work around the amenity island, with its pool, hot tub, fitness center and gazebo, can be set for quiet weekday mornings. Underground garage parking helps here: cars stay out of the overspray zone, and we only need the manager to clear a few surface spaces for our truck.

Gate & Manager CoordinationWe are pre-registered with most major Naples gated communities and coordinate access and any building-manager sign-off directly. A certificate of insurance is available on request for the association file.

❓ Frequently Asked Questions
Pebble Creek · Pelican Bay

Why do some Pebble Creek buildings look dirtier than others?Shade and moisture. The four low-rises that back up to the treeline get less sun and dry out slowly, so algae grows faster on their roofs and walls. Lake-facing buildings pick up mist and irrigation spray. The three mid-rises on the golf course see more sun and usually hold up longest between washes. Will you walk on the Pebble Creek tile roofs? No. Walking on tile can crack it. We soft wash tile roofs from ladders or a lift, using low pressure and a biodegradable solution. What does it cost to clean a screened lanai at Pebble Creek?Lanai floor cleaning starts at $99. A full screened lanai package, with screens, frame and floor, starts at $299. Enclosed lanais are quoted after we see them. Window cleaning for a unit starts at $99, and the hard-water treatment add-on starts at $49 if spots have set in.Can the board clean only a few buildings this year?Yes. We quote each building separately, so the board can start with the buildings that need it most and finish the rest next season.
