Concrete and stucco from the mid-1980s are more porous than new work. Dirt, algae and mildew sink into the surface instead of sitting on top. Older buildings of this age also tend to show rust tracks below railings and fasteners, plus dark drip lines under balcony edges. Green algae on shaded and lake-facing sides, black mildew in corners and orange rust under metal all come off with different products and dwell times.

High pressure on old stucco can open hairline cracks and push water behind the finish. We soft wash walls at low pressure with a biodegradable solution, then use surface cleaners on flat concrete such as walkways and balcony floors. Rust and mineral stains get a separate spot treatment. The goal is a clean building that has not been worn down to get there.
