Every home in Ave Maria sits under the Ave Maria Master Association, and most also sit under a neighborhood HOA. This guide explains which layer to ask before you pressure wash, seal pavers or change an exterior finish.

**Short answer:** Ask your neighborhood HOA, not the Master Association. We found no published master-level rule on exterior cleaning. Appearance standards and architectural approvals are handled by each neighborhood association, and so is enforcement of maintenance issues. Plain washing is less likely to need a form, but paver sealing, coatings and paint changes often do.

Most homes in Ave Maria are under two associations. Mayflower Way condos are under three. Once you know which neighborhood HOA you belong to, get its architectural review (ARC) form and check whether your job is on it. We can supply product details for any form. Remember that roads, water and sewer, lighting and trash are not HOA matters at all. Those go to the Ave Maria Stewardship Community District.

The Ave Maria Master Association covers every house, townhouse and condo in town. It was created under Chapter 617 of the Florida Statutes and is governed by Chapter 720 and the Declaration of Covenants. FirstService Residential manages it from 5080 Annunciation Circle. A neighborhood association can be a single-family HOA or a condo association such as La Piazza.

The master maintains town amenities: North Park, South Park, the dog parks, fitness and tennis centers, the Water Park and the community room. Roads, water and sewer, street lighting and trash collection belong to a separate body, the Ave Maria Stewardship Community District (AMSCD). That split matters when a roof, sidewalk or drain question comes up, since the answer may come from the district rather than an HOA.

Below the master sit the neighborhood associations. These include Avalon Park, Hampton Village, Maple Ridge, La Piazza condo, Del Webb Naples and Middlebrook (managed by Creative Management), plus Coquina, Silverwood and Maple Ridge Reserve (managed by Miami Management). Each has its own documents and its own ARC process. If you do not know your neighborhood association, the master association office can tell you which one covers your street.

🏡 Before You Seal, Coat or Repaint

Each neighborhood keeps its own ARC form. Maple Ridge has one, for example. Jobs that change how a home looks, such as a paver sealer with a wet look, a driveway coating or new paint colors, are the ones most likely to need approval. A plain wash that returns a surface to its original color usually does not, but your HOA has the final word. If your job is not on your neighborhood's form, ask the manager in writing and keep the reply.

Neighborhood HOAs can and do change their documents. In 2013, Emerson Park, Hampton Village, Del Webb and Mayflower Way amended theirs to add bear-related garbage rules. That is a reminder to read the current version, not an old copy from closing. Ask your manager for the latest documents if you are planning anything beyond plain cleaning.

If your HOA sends a notice about mildew on a roof or dirty walls, it comes from the neighborhood association. We clean the item and send a written record with the date, surfaces, method and our Florida license number, which you can forward to the manager to close the notice. Keeping that record also helps if a future buyer or insurer asks about roof maintenance.
