**Short answer:** The condo buildings here are young, built from 2020 onward, so the work is mostly keeping them clean: a building and tile roof soft wash every 12–24 months and breezeway or entry washing once or twice a year. Single-family homes on fairway lots need lanai and driveway cleaning every 6–12 months.

Two kinds of customer book here. Condo associations order building walls, roofs and common walks. Owners of single-family homes, and condo owners with private lanais, book their own lanai, windows and driveway. We quote both.

⛳ Condo Buildings Beside Single-Family Lots
Terrace · Veranda · Executive · Estate

Lennar built four home types here: Terrace condominiums, Veranda townhomes and condos, and Executive and Estate single-family homes. Sizes run from 1,120 to 3,473 sq ft with 2–5 bedrooms across more than 15 floor plans. The newest low-rise buildings, such as Veranda IV, went up in 2024 with tile roofs. Streets such as National Blvd, Double Eagle Circle, Newcastle Ct and Ellerston Way mix the condo buildings with single-family lots, so one visit can cover both kinds of work.

Homes face the golf course, water or preserve. Each view brings its own grime. Fairway lots catch irrigation spray and clippings on screens and lanai floors. Lake and pond lots stay damp, and green algae grows on north-facing walls. Preserve lots get leaf litter and mildew on the shaded side. Each view type can need a different interval, so we note it on the quote.

On a new building, the goal is to stop algae before it stains. A soft wash with low pressure and a biodegradable solution kills it at the root without stressing fresh paint or sealant. Catching it early also makes each later cleaning shorter and cheaper for the association. On single-family Estate homes, the roof and driveway are the owner's to maintain, and we quote them the same way as any other home.

📋 Two Fees, Two Scopes
Condo Association · Community HOA · Owner

Condo owners here pay more than one fee. A recent Veranda IV listing showed an HOA fee of $203 per quarter plus a separate association fee of $982 per quarter. That points to two layers: a community-wide association and a condo association for the building itself. Owners with questions about which fee covers what should ask the community manager, since we only see the listing data.

In most Naples-area condos, the building association handles roofs, outside walls and shared walks, and owners handle the inside of their lanai and their windows. Your declaration sets the exact split, so confirm with the manager before booking. For single-family homes, the owner orders the work, but the HOA sets appearance standards. We did not find a published cleaning rule, so check your documents. Golf carts and maintenance crews use the paths, so we park and stage equipment where the manager directs.

This course is the Gordon Lewis par-72 that opened to the public in January 2021. It is separate from the Panther Run course in Del Webb Naples. We schedule building work on weekday mornings when it suits the board, and keep equipment off cart paths and tee areas. The community was nearing sell-out in April 2026, so a few final homes may still be under construction nearby, which can leave dust on screens and walks.
