Miromar Lakes driveways have the simplest stain profile of any community in the portfolio. No reclaimed water iron staining. No salt air mineral deposits. The staining is purely biological — algae and mold from Florida’s humidity, with growth rates accelerated on lakefront driveways by the ambient moisture from the 700-acre lake. Standard pressure washing and soft wash chemistry removes it completely.

Miromar Lakes pavers from the 2000s and 2010s are in the middle of their lifespan — newer than Bonita Bay or Lely Resort, with meaningful UV exposure but not the dramatic fading of a 35-year-old surface. Sealing after cleaning provides meaningful benefit: it closes pores against biological reattachment and extends the clean period by 4–6 months on average. Color enhancement from sealing is visible but moderate — not the dramatic restoration seen on truly old Bonita Bay pavers, but still a clear improvement over the pre-seal appearance.

For lakefront driveways and pool decks that face the water, sealing is particularly valuable — the sealed pore surface resists the biological growth that lake humidity promotes, meaningfully extending the clean period on the sides most exposed to the moisture source.
