Grey Oaks homes are predominantly stucco and CBS block construction — the same porous exterior material used throughout Naples, but in a significantly shadier microclimate. The mature live oak and palm canopy that defines the community keeps north and east-facing stucco elevations damp for hours after rain events. In Naples’ climate, damp stucco in shade is essentially a mold and algae incubation environment. What takes 18 months to appear visibly on an exposed Lely Resort home can show up in 10–12 months on a shaded Grey Oaks property.
The reclaimed irrigation water used throughout Grey Oaks adds a secondary problem. Mineral deposits from irrigation overspray leave iron staining on lower stucco elevations near the driveway and around foundation plantings. This produces the orange or rust-coloured streaking you see on the lower 2–3 feet of stucco walls on many Grey Oaks homes — staining that does not respond to standard soft wash chemistry and requires separate oxalic acid treatment.
Grey Oaks HOA exterior standards require walls to be free of visible biological staining. The CAM team conducts quarterly inspections and issues notices for mildew and algae discoloration on stucco — particularly on street-facing elevations. Written service documentation is required to close a violation.
