# Balcony, Glass & Rail CleaningTavira at Bonita Bay

With only four residences per floor, every Tavira home has corner glass and long views toward Estero Bay and the Gulf. Corner units catch wind from two sides, and salt film shows on every pane at sunset. We clean balcony glass, rails and floors from inside the residence every three to four months, booked through building management.

## 🏊 Corner Glass and Two-Way Wind
Salt Film · Rails · Slider Tracks
Tavira rises 25 stories inside Bonita Bay, with 90 residences and only four on each floor. Plans typically run from about 3,500 to 4,800 square feet, and select homes have private elevator access and large balconies. That combination, big glass, deep balconies and a high floor, is what makes the view, and it is also what makes the outside of each home harder to keep clear than a typical condo.

Corner residences of about 3,340 to 3,517 square feet have glass on two faces. Wind off the bay and the Gulf dries salt onto both, and the film is most visible in the low evening light everyone at Tavira comes for.

Height changes how dirt arrives. On the lower floors of most buildings, dust and pollen settle from the ground up. At Tavira's upper floors, the main load is airborne salt carried in on the wind, with a layer of fine grit and the occasional bird visitor. The film is thin but constant, and in strong sun it bakes onto glass within days of a breezy spell.

Salt dries on balcony rails and pools on balcony floors, and grit in slider tracks wears the rollers. We wipe screens and tracks on every visit.

Balcony floors at this height do not get the gentle rinse a ground-level patio gets from rain. Wind-driven rain hits the glass and walls but often misses the floor under the overhang, so salt and grit stay put. Over a season they form a dull gray haze, and dark marks collect where planters and furniture legs sit. We wash the floor by hand and with a low-pressure rinse, never a turbo tip.

Glass is cleaned from inside the residence and rinsed with pure water so it dries without spots. Soft tools only — no razors on coated glass.

Coated and treated glass needs a light touch. Razor blades, abrasive pads and strong ammonia cleaners can scratch or strip a coating that cost a great deal to install. We use soft applicators, a mild cleaner and a final pure-water rinse, and we work in the shade of the building where possible so the glass does not dry streaky in direct sun.

Slider tracks are the part owners most often forget. Grit carried in by wind settles in the bottom track and grinds against the rollers every time the door moves. We vacuum and wipe the tracks, clear the weep holes so water can drain to the outside and wipe screens where a residence has them. It is a small step that keeps heavy doors gliding.

Metal rails take on a dull, chalky look once salt has sat on them long enough. We clean them by hand rather than spraying them, which keeps water off the face of the building and away from the balcony below. Where the finish has already dulled, an oxidation treatment can bring back an even color for an added $75 to $150, tested on a small section first.

Every visit starts inside the residence, so we treat it as a home, not a job site. Shoe covers go on at the door, floor runners go down along the path to the balcony, and equipment never sits on hardwood or marble. If you prefer, staff can let us in while you are away, and we send photos of the finished glass and balcony afterward.

Most owners spend the peak months, roughly January through April, in residence. A clean before you leave for summer and another before you return keeps the glass from building into hard spots.

After a tropical storm or a strong cold front, the balconies on the windward side can be coated in a single day. Leaves, sand and salt spray pile into corners and against the slider, and the drains can clog. We can book a post-storm visit once the building reopens, clear the drains first so standing water can leave, then clean the floor, rails and glass in the usual order.

Summer is the hardest season on an empty residence. Afternoon storms bring wind-driven rain that streaks salt across the glass instead of washing it off, and the humidity lets mildew start in the corners of the balcony ceiling. A visit just before you leave, and another a week or two before you return, means you come back to clear glass rather than a summer's worth of spots.

The rooftop terrace and bar, the pool and pavilion and the shared walks are association areas, cleaned under the building's program. Owners book only their own residence, so each balcony is quoted on its own and invoiced to the owner. Where a residence has a small screened enclosure, that starts at $249. Everything else is quoted per residence, based on the amount of glass and the size of the balcony.

For most Tavira owners, a visit every three to four months keeps the glass ahead of the salt. Residences on the bay and Gulf sides tend to need it most, and corner homes with glass on two faces take a little longer than an interior plan. We note which elevator and time window the building approved, so every repeat visit runs the same way.

Private ElevatorsResidents ride private elevators to their door. **We confirm with staff which elevator our crew may use** with equipment before every visit.

## ❓ Frequently Asked Questions
Lanai & Pool Cage Cleaning · Tavira at Bonita Bay

### How often should Tavira glass be cleaned?
Every three to four months for most owners. Corner units facing the bay and Gulf collect salt fastest, and summer storms bring rain that does not lift salt on its own.
### Do I need to be home?
No. Owners do not need to be home for balcony glass if staff can let us in.
### How do you keep water out of the residence?
We check slider seals, clear balcony drains, keep pressure low near frames and rinse glass with pure water. Shoe covers and floor protection stay on inside the residence the whole time.
### How much is window cleaning for a Tavira residence?
Each residence is quoted by glass area after a free look, and corner residences with more glass cost more. Where a residence has a small screened enclosure, that starts at $249.
### Can you clean while I am away for summer?
Yes. Many owners book one visit before they leave and one before they return.
### Who cleans the rooftop and pool deck?
The association. See [Tavira rooftop terrace cleaning](https://naples-pressure-washing.com/roof-cleaning-tavira-bonita-bay/).
