# Lanai & Outdoor Living CleaningQuail West

A Quail West outdoor living area can include a screened cage, an open loggia, a summer kitchen and a fire feature all at once. We clean each part the right way — screens gently, ceilings and columns by soft wash, cooking areas by hand — in a single visit. Here is how the lakes, preserves and estate layouts at Quail West shape that work, and what it costs.

## 🏊 What Builds Up on an Estate Lanai
Shade · Humidity · Cooking
Quail West covers about 1,180 acres of landscaping and wooded preserve east of I-75, between Bonita Beach Road and Immokalee Road, right on the Lee and Collier county line. Its 688 homes, villas and estates in a largely Mediterranean style, sit around two Arthur Hills courses and 19 connected lakes. Many lots run over an acre, and the outdoor spaces behind the houses are large to match.

Large outdoor living areas under mature trees stay shaded much of the day. Ceilings, columns and the corners where the lanai meets the house grow mildew, and shaded frame members of a screen enclosure turn green.

Golf-course humidity adds to it. Screens collect pollen and fine debris that sticks when damp, and aluminum frames oxidize into a chalky film.

Nineteen lakes means a lot of waterfront lanais. Air off the water keeps screens and ceilings damp well into the morning, and the lake-facing side of a cage greens up first, from the bottom panels upward. We give that side a second pass with a mild cleaner at low pressure, which brings the view back without stretching the mesh.

Homes that back onto wooded preserve get more leaf litter, seed pods and insects. Spiders build in the top corners of open loggias and around light fixtures, and lizards and tree frogs leave small dark spots on screens and stucco. We brush out webs and nests, clear debris from cage roofs by hand from ladders, and spot-treat the marks before the main wash.

Summer kitchens add grease and smoke to the ceiling above the grill and to nearby stone. That needs degreasing by hand, not pressure, so finishes and appliances aren’t damaged.

Fire features and fireplaces leave their own film. Smoke darkens the stone or stucco above a fire pit and the ceiling nearby, and the soot smears if it is hit with water first. We dry-brush and pre-treat those areas, then wash gently. The same care applies to televisions and speakers mounted on loggia walls, which are covered before any water is used nearby.

Many estates mix screened and open areas, and some have stone or travertine floors throughout. We plan each zone separately so the right method is used on every surface.

Open loggias without screens see more weather than a caged lanai. Wind-driven rain reaches further in, pollen settles on every ledge, and birds perch on beams and columns. Ceilings there are cleaned with a soft wash and a gentle rinse, columns and capitals are washed from the top down, and decorative stone is cleaned with products that will not etch it.

Pool decks and lanai floors here are often travertine or other natural stone, laid in large areas that run from the house to the water’s edge. Stone is porous, so shaded sections darken with mildew and hold leaf stains. We use a surface cleaner with stone-safe solutions, then go over the steps, coping and spa surround by hand. Sealing afterward, if you want it, is a separate visit.

Ages vary across the community. Listed homes range from the late 1990s to the late 2010s, so some cages are original to an older estate while others are nearly new. Older aluminum tends to show a chalky white film, and a brightener during cleaning brings the color back; it adds $75 to $150, and we test a small section first.

Many enclosures here are two stories tall, rising past the upper-floor windows, and some wrap around a pool, spa and outdoor kitchen. We clean them in sections from the roof panels down, using ladders and poles for the upper panels rather than walking on the screen roof. Tall birdcage and outdoor-kitchen enclosures start at $499.

The Escala villas and other smaller homes have more compact outdoor spaces, but the same issues apply on a smaller scale: shaded ceilings, damp screens and a slick floor. Those are priced on the actual size. A standard cage starts at $299 and large estate cages of 1,500 to 2,500 square feet start at $399, with a cage-plus-deck package from $399.

Quail West is gated with security around the clock, and many owners are away for part of the year. We are pre-registered at the gate and can work while the house is closed, with access arranged through you or your house manager. Photos and a written record go to you when the job is done, so you know the lanai is ready before you arrive.

For most estates, a full cleaning once a year is enough. Lake-facing and preserve-side outdoor areas usually look best on an eight- to ten-month cycle, and homes with busy summer kitchens sometimes add a quick degreasing visit between full cleanings. We write down what we found each time, so the next visit can focus on the areas that need it most. If you also want the roof, the house walls or the motor court done, those can be scheduled for the same week.

Outdoor KitchensGrills, refrigerators, TVs and furniture are covered or moved. **Cooking areas are degreased by hand** before any rinse.

## ❓ Frequently Asked Questions
Lanai & Pool Cage Cleaning · Quail West

### Do you clean open loggias as well as screen cages?
Yes. Ceilings, columns, fans and floors are cleaned the same way; screens are only part of the job where you have them. We price the visit on the actual surfaces, not a standard package.
### Can you clean the summer kitchen?
Yes. We degrease the grill area, ceiling and counters by hand before the rest of the lanai is washed.
### How often should an estate lanai be cleaned?
Once a year for most estates. Shaded areas facing the course or backing onto heavy landscaping may need it every 8 to 10 months, because mildew and algae return faster where the sun doesn’t reach.
### Will cleaning affect my pool?
No. We protect the pool and control runoff. Pool chemistry is not meaningfully affected.
### Can you seal my travertine deck?
Yes. See [travertine sealing](https://naples-pressure-washing.com/travertine-sealing-naples/) and [paver sealing in Quail West](https://naples-pressure-washing.com/paver-sealing-sanding-quail-west-naples/).
### Do I need to be there?
No. We’re pre-registered at the gate and coordinate with you or your estate manager.
