**Short answer:** At Winding Cypress, driveways must be paver stone, kept clean and free of weeds, algae and mold, and only a clear sealer may be used. In practice that means a paver cleaning once a year and a clear reseal every two to three years.

Owners are responsible for their own driveways and are fully responsible for anything their contractors do. We clean with methods that keep joint sand and paver color intact, and we only apply clear, non-tinted sealer. If you rent your home, the same standard applies while a tenant is living there.

Winding Cypress is one of the few Naples communities whose published rules spell out a cleaning standard. Every driveway must be paver stone and kept clean, free of weeds, algae and mold. Owners may not change the driveway surface or its color from the original installation. Algae on pavers is easy to see from the street, so it tends to be the first driveway problem an inspection picks up.

The rules also limit sealers. Only clear surface coatings or sealers are allowed on pavers. That rules out tinted, wet-look color enhancers and any sealer that darkens or shifts the paver color. We use a clear sealer and check it on a small area first, so the finished drive matches the original installation. Before sealing, the pavers are cleaned, dried and re-sanded where joint sand has washed out.

Exterior painting needs HOA approval before work starts, and approved colors are in the Architectural Review Guidelines. Hurricane shutter brackets must be painted the home's exterior color. If you plan to repaint after a house wash, get approval first. Roof and wall cleaning are not covered in the Rules, and we did not review the Guidelines, so check with the HOA on those.

📋 Strict Enforcement and Contractor Responsibility

On June 22, 2022, the Winding Cypress board adopted a Resolution Regarding Strict Enforcement. Owners are fully responsible for violations by their tenants and contractors. That makes the choice of contractor part of compliance. A tinted sealer, a changed paver color or paint applied without approval becomes the owner's problem. Hiring a crew that knows the rules before it arrives is the simplest way to avoid a notice.

We keep our work inside the rules. We do not stain or tint pavers, and we do not paint. After each job we send a written record with the date, surfaces, method and our Florida license number. If the HOA asks what was done to your driveway, you have it in writing. We can also send photos to the HOA directly if you ask us to.

The HOA owns and maintains the Common Area. Owners maintain their lawns and landscaping out to the pavement edge and the lake waterline. Winding Cypress has 80 acres of lakes and more than 800 acres of preserve, so lanai cages and back patios facing water or woods stay damp and grow algae faster than front driveways. DiVosta Homes bought the 849.79-acre property from Barron Collier Co. in 2015 for about 400 home sites, north of Tamiami Trail and east of Henderson Dr. Owners keep up their own landscaping, so we wet plants before and after and use a biodegradable solution that breaks down within hours.

Other Exterior Rules to KnowBuilder-installed garage doors may not be changed, outward-shining lanai cage lights are prohibited, and house numbers must be black, 4–6 inches, on the garage trim. Our cleaning does not change any of these.
