**Short answer:** San Marino roofs are about 20 years old, and the buildings sit next to a preserve, the golf course and lakes. That shade and moisture grow algae on tile and stucco. A roof and building soft wash every 12–24 months is typical, with lanai cleaning once a year.

In a coach-home condo, the association usually orders roof and building work, and owners usually order their own screened lanai. The deed restrictions include architectural review, so the documents and the manager have the final word on who books what. We quote whole buildings so every unit gets the same result. Owners can add their lanai, windows or driveway on the same visit, which saves a second set of notices and a second trip through the gate.

⛳ Twenty-Year Tile by the Preserve
Tile Roofs · Stucco · Lanais

San Marino sits in the southwest corner of Miromar Lakes, near a preserve and the golf course, on Marino Lake Cir and Marino Pointe Dr. Its two-story carriage or coach buildings went up between 2005 and 2007 with tile roofs. Each home has a two-car garage and a screened lanai, and views run to the golf course, the preserve or a lake.

Miromar Lakes is in Lee County, not in Naples. It is an inland, freshwater setting, so salt is not the main problem here. Shade and humidity are. Buildings that face the preserve stay damp long after a summer storm passes, lake-side walls pick up mist, and golf course irrigation wets the lower walls. Algae (Gloeocapsa magma) and mildew grow steadily on roof tile and stucco in those conditions.

Twenty-year-old tile needs care. We do not walk on tile roofs, because older tile cracks more easily and matched replacements are hard to find. We apply a biodegradable solution at low pressure from ladders or a lift, and the dead growth rinses away over the next few rains. Results last about 12–24 months.

📋 Two Associations and an Architectural Review
Condo · Master · ARC

San Marino owners pay into two associations: a condo fee of about $2,100 a quarter and a master fee of about $2,300 a quarter, roughly $17,600 a year in total. The condo association runs the coach buildings. The master fee goes to the wider Miromar Lakes community. When you are planning exterior cleaning, the condo manager is the first call.

The deed restrictions include architectural review. A wash brings a roof back to its original color. A new paint color, a new roof tile or a tinted paver sealer changes the look, and changes like that are what an architectural review is for. If you are not sure which side of that line your job is on, ask the manager before you book. We found no published San Marino rule on cleaning.

Because owners share each building, we wash a whole building at a time so the roof color matches from end to end. We work around the two clubhouses, the fitness center, the outdoor kitchen and the heated lap pool, and we wet the landscaping before and after. Every building gets a written record with the date, surfaces, method and our Florida license number. The board can file it with its maintenance records, and most Florida insurers accept it as proof of roof maintenance.
