**Short answer:** Regatta needs more frequent cleaning than most Naples condos because so many people pass through it. Walkways and entries see weekly guests, and the marina adds dock grime and boat film. Most associations here would plan walkways and docks every 6–12 months and a building soft wash every 12–24 months.

The association orders building, walkway and dock work. Owners who rent by the week order their own balcony and window cleaning, and they need it done between guests. We book short, tight windows on changeover days and work around check-in times. Board members get one quote for the common areas and a separate line for the marina, so each can be voted on and budgeted on its own. Every quote comes with our certificate of insurance and a plan for keeping walkways open while we work.

Regatta is a gated condo community at Vanderbilt Beach Rd and Vanderbilt Dr. Its five buildings are three 6-story mid-rises and two 12-story high-rises, with 205 units in all, at 400 and 410 Flagship Dr and 450, 460 and 470 Launch Cir. Soave Real Estate developed it with NxTOne Advisors, and it was delivered in 1999 and 2000. The buildings face Vanderbilt Lagoon. The beach is about a block away.

Lagoon-side buildings take a different kind of dirt than beach towers. Salt still comes in on the breeze, but the water is calm and close. Boats at the 55 slips leave a light oily film on dock boards and on the lowest railings. The fishing pier collects bait and bird stains. Balcony glass and rails on the lagoon side collect salt spots between washes.

Regatta is one of the few North Naples complexes that allows weekly rentals: up to 52 leases a year with a 7-day minimum. That means a lot of rolling luggage, beach sand and sunscreen on walkways and elevator lobbies. Three-bedroom units here run from 1,475 to 2,320 sq ft, so a full family moves through every week. Walkways show it fast. Spilled drinks, flip-flop scuffs and wet sand tracked in from the beach dry into a gray layer that a mop will not lift. Hot-water surface cleaning takes it off without bleach, and it dries fast enough to reopen the walkway the same morning.

📋 Changeover Days, the Board and the Marina

For owners who rent, the best time to clean is the gap between check-out and check-in. We book those windows ahead, bring everything we need in one trip, and leave the balcony dry before guests arrive. If you use a rental manager, we can work with them directly and send photos when the job is done.

For the association, we quote each building and the marina on separate lines. The six-story buildings can be washed from lifts. The 12-story towers need a site visit before we quote, because access, height and the layout of the balconies change the method. Every finished area gets a written record with the date, surfaces, method and our Florida license number.

Dock cleaning works best on weekday mornings with low boat traffic. We use surface cleaners and low pressure on the boards so we do not raise the grain or blow out fasteners, and we keep runoff out of slips as much as we can. With two pools, a spa and poolside cabanas also on site, we stage work so at least one pool area is always open.
