# Lanai Railing & Impact Glass CareVillas of Vanderbilt Beach

After Hurricane Ian, Villas of Vanderbilt Beach owners redid their lanais with concrete restoration, new railings and impact glass. On a building directly on the sand, salt crystals and blown sand start working on those new finishes immediately. We rinse and clean them at low pressure every three to six months to protect what was just paid for.

## 🏊 Twenty-Four Feet of Gulf-Front Lanai, Kept Clear
Salt Crystals · Blown Sand · Restored Concrete
When salt dries on a new railing or frame, the crystals pull moisture out of the air and keep the surface damp. Over time that dulls coatings and invites corrosion at fasteners. Regular low-pressure rinsing with a mild cleaner removes it before it does damage.

Sand blown onto the lanai scratches glass if it is wiped dry. We rinse sand off first, then clean the glass and finish with pure water so it dries without spots.

Restored concrete and new patch work need gentle treatment. High pressure can break the surface of fresh repairs and push water into seams, so lanai floors are cleaned at low pressure with a mild solution.

Clear glass is the point of the whole investment: it is what lets owners enjoy the Gulf view the work was meant to protect.

**A boutique building on the sand.** The Villas of Vanderbilt Beach is a 26-unit building at 9715 Gulf Shore Drive, built in 1980, with direct access to the beach. Residences are arranged in four stacks of about 1,505 square feet, each with two bedrooms, and each faces the Gulf across a long lanai. With so few units, the building works more like a small community than a tower: owners know each other, and a cleaning day for one lanai is often a cleaning day for several.

**The 24-by-8 lanai.** Each beachfront lanai runs about 24 feet long and 8 feet deep. That is a lot of railing, glass and floor facing straight into onshore wind, and it is all within sight of the water. Salt mist settles on every horizontal surface, the glass picks up a haze within days of a windy stretch, and fine sand drifts into the floor corners and the slider track. A lanai of this size falls well under 800 square feet and is priced from $249 for the rails, glass and floor together.

**Sliders, tracks and shutters.** Units open onto the lanai through floor-to-ceiling sliders, and some owners have added plantation or electric shutters. Sand and salt in a slider track wear the rollers and make the door stick, and salt on shutter housings can corrode the hardware. We vacuum and rinse the tracks gently, wipe shutter housings with a damp cloth rather than spraying into them, and keep water away from any motor or switch.

**Working above the beach.** The lanais look down on the sand, the beach walkway and, a few buildings away, the La Playa hotel's beachgoers. Nothing we use can drip or blow off a lanai onto the people below. We work from inside the unit with hand tools, buckets and a low-flow rinse, keep wash water on the lanai floor and direct it to the drain, and pause if the wind is gusting onshore. We never hang equipment over a railing.

**Common areas and the new pool.** The building's common areas were remodeled in 2020, and a new beachside pool was slated for completion in fall 2025. Fresh finishes like these are exactly what salt goes after first. If the board would like the pool deck, entry walks or lobby approach kept up on a schedule, we quote that work for the association separately, and the details are on our [HOA and property management](https://naples-pressure-washing.com/hoa-property-management/) page. Owners booking their own lanais can be grouped into the same day.

**Seasonal and absentee owners.** Many owners use their unit part of the year, and the building's rental rules allow only a few long rentals a year, so lanais can sit for months without anyone rinsing them. Salt and sand build up during those months. A visit before you arrive, and another after you leave for the summer, keeps the glass and rails from sitting under a crust of salt through the wettest season. With on-site management, we can coordinate access to the unit while you are away and send photos when we finish.

**The bay side.** Across Gulf Shore Drive, the building has a bayside tennis and pickleball court and a covered, secured parking area, and select owners use boat docks on the bay. Those surfaces see bird droppings and mangrove leaf stain rather than blown sand. If the association wants them included, we can clean them on the same day as the lanais and keep the building's exterior consistent from the beach to the bay.

**How often.** For a lanai this close to the surf, we suggest a full rail, glass and floor clean every three to six months, with a quick pure-water rinse after any strong onshore blow in between. If a rail finish has already started to dull, the oxidation treatment, an added $75–$150, helps bring it back before the coating fails.

Owner or Association?Your association's documents set out which exterior items it maintains, and lanais are not always on that list. **Check your documents or ask the manager where the line falls for lanais** before booking.

## 📄 Lanai Visit at the Villas
Rinse First · Wipe Second
Step 1
### Rinse Off Sand
Loose sand and salt rinsed off rails, glass and floor before anything touches the surfaces, with slider tracks vacuumed so grit does not get dragged across the rollers.

Step 2
### Rails & Frames
Railings and impact-glass frames cleaned with a mild cleaner and soft tools, working from inside the unit with nothing hung over the railing.

Step 3
### Glass
Glass cleaned and rinsed with pure water so it dries clear, including the inside face of the railing glass that faces the slider.

Step 4
### Floor
Restored concrete lanai floor cleaned at low pressure to lift salt and sand from the surface, with wash water directed to the lanai drain.

After a Big BlowA quick pure-water rinse after a storm **keeps salt from drying onto the glass and frames** until the next full cleaning.

## ❓ Frequently Asked Questions
Lanai & Pool Cage Cleaning · Villas of Vanderbilt Beach

### Will washing damage my new railings or impact glass?
Not with our method. We use low pressure, mild cleaners and pure-water rinses on glass and metal. Regular cleaning actually protects new finishes from salt.
### How often should a Gulf-front lanai be cleaned?
Every three to six months is common for owners who want the glass clear. Salt and sand build up fastest in winter and after storms.
### Can you clean while I am away?
Yes, with access arranged through you or the manager. We send photos when the lanai is done, and many owners set up a recurring visit every three to six months so the new finishes never sit under salt for long.
### Is my lanai the owner’s or the association’s responsibility?
Check your documents or ask the manager. The HOA covers items like insurance, reserves and lawn care, but owners redid their own lanais after Ian, so many book lanai cleaning themselves.
### Do you also clean the pool deck?
Yes, for the association. See [pool deck cleaning at the Villas](https://naples-pressure-washing.com/paver-sealing-sanding-villas-of-vanderbilt-beach/).
