**Short answer:** Any exterior change needs approval from both the ARB and the Board, and the list names roof replacement, color changes and driveway coatings. A paver sealer counts as a driveway coating, so submit a product sample first. Plain roof, house and driveway washing is not on that change list, but confirm with the manager if you are unsure.

Allow at least two weeks for an ARB decision, which comes in writing. We did not find a set schedule for roof or wall cleaning in the form, so there is no fixed frequency to meet. The neighborhood standards come from the Architectural Planning Criteria (APC) and the current ARC Guidelines. If you plan to clean and then seal, we can wash now and come back to seal once your approval letter arrives.

📋 What Needs Paperwork and What Does Not

Article VI of the governing documents requires approval from both the Architectural Review Board and the Board of Directors for any exterior change. The form lists roof replacement, exterior color changes, driveway coatings, pool cages, shutters and fences. The approval rule covers the whole neighborhood, so the same process applies to every home, whether it dates from 1979 or later.

Each type of request needs its own sample. A re-roof needs a color sample. Driveway work needs a product sample. Repainting needs the paint brand plus body and trim colors. A refundable $2,500 deposit applies to new construction, additions and pools. Roof replacement, color changes, landscaping and shutters need no deposit. Keep a copy of every approval letter with your home records.

A soft wash that removes algae from a roof or walls, or pressure washing that takes a driveway back to its own color, is not a change to the home and does not appear on the list. Sealing pavers is different. A sealer can add sheen or darken the color, so treat it as a driveway coating and send the product sample with the form. If a notice from the HOA mentions a dirty roof or driveway, cleaning is usually the fix, and a written record helps close it out.

Vesta Property Services has managed Imperial Golf Estates since September 2020. The ARB instruction PDF on the HOA site still names Sandcastle Community Management, the earlier manager. Use the form, but send it to Vesta, and check the HOA site for the current ARC Guidelines revised November 13, 2025. Check the HOA website for any newer version of the form before you submit.

Imperial Golf Estates is the largest sub-association in Imperial Golf & Country Club. Sources count the homes at 633 to 643, on more than 400 acres with five lakes, four preserves and six parks. Golf club membership is separate and not required, so homeowners outside the club still follow the same HOA approval rules. Assessments were about $203.82 a month in the 2023 budget, separate from any golf club dues.

The main gate at 1808 Imperial Golf Course Blvd is staffed 24/7. We arrange entry with the gate for each job.
