**Short answer:** Clermont is not a tile-roof job. The buildings have built-up flat roofs, so the work is clearing algae and dirt from the roof surface, parapets and drains, plus a 4-story soft wash of the stucco and balconies every 12–24 months. Garage decks and entries need washing once or twice a year.

The association orders building work through its manager, MPM. Owners order their own windows and balcony or lanai floors. We quote the building and the owner items separately. Because the roofs are flat and the buildings are four stories, the quote covers roof, walls and garages as separate line items, so the board can see each cost.

Most of Pelican Marsh is tile. Clermont is different. Its 4-story buildings have built-up flat roofs, and water sits longer on a flat surface. Algae and dirt collect around drains, at the base of parapet walls and on roof edges, then streak down the stucco below. Cleaning starts on the roof so the walls are not re-stained after we wash them. We check drains and scuppers as we go and clear leaves and debris so water does not pond again soon after.

On the walls, four stories is beyond ladder reach for most elevations. We soft wash from a lift with low pressure and a biodegradable solution, working from the parapet down. Balcony rails, ceilings and floors get rinsed on the same pass. Penthouse units with 12–14 ft ceilings have taller glass, which we clean from the outside on request. Ground-floor elevator lobbies and entry doors are kept clear and dry while we work nearby.

Each unit has one or two garage spaces, including closed parking under the buildings. Those decks collect oil drips, tire marks and fine dust from the drive aisles. We wash them with hot water and surface cleaners. Trash chute areas at ground level get a separate wash and rinse, since they hold odors and stains.

Clermont sits on the Pelican Marsh golf course with lake, pond and golf views. The lake-facing walls catch the most moisture and usually show green growth first. If the board needs to spread the cost, those elevations are the place to start. Golf-facing walls also catch irrigation spray, which leaves mineral spots on glass and stucco.

Monthly fees here run about $1,143 to $1,172 and cover management, grounds, irrigation water, pest control and reserves. Building washing is normally an association item paid from that budget. Because MPM manages the property, we coordinate dates, parking and notices through the manager. Fees also cover cable and internet, so the board has many line items to balance. Phased cleaning helps.

Seasonal rentals here have listed at $10,000 to $10,500 a month, so many units turn over in season. We schedule lift work for off-season weeks when the board prefers, and owners can book balcony and window cleaning between renters. Each building gets a written record with the date, surfaces, method and our Florida license number. Clermont allows one pet per unit, so walkways and entries usually stay in reasonable shape between washes.
