Mystique sits between Saint Raphael to the north and Epique to the south, facing the Gulf. Salt air settles on the roof and parapets every day, and summer storms leave standing water around drains and equipment pads.

When rain washes over a dirty parapet, it carries salt and grime down the face of the building. On a tower with floor-to-ceiling glass and terraces on every residence, those streaks land on glass owners paid a premium to look through.

The building is still young, which is the best time to set a maintenance rhythm. Roof surfaces and coatings on a 2019 tower are in good condition, and gentle, regular cleaning keeps them that way without wear.

Coastal Construction built Mystique, with pile drilling starting in July 2017. We do not alter or repair anything on the roof; we clean and report what we see to management.
