**Short answer:** A Gulf-front condo building on Marco Island needs its walls, balconies and shared walkways washed every 12–24 months, and salt film on glass and rails cleaned more often. Boards get the most out of it by booking a wash before an engineer walks the building and again after concrete or coating repairs are finished.

There is no single Marco Island condo association. Each building has its own board and, usually, its own manager. 📋 Inspections, Reserve Studies and the Wash Schedule

The City of Marco Island requires a milestone structural inspection for condo and co-op buildings within three miles of saltwater once they reach 25 years of age, then every 10 years after that. Buildings farther inland start at 30 years. Nearly every condo on the island sits inside that three-mile line. The city set filing deadlines by building age: buildings that hit 25 or 30 years before July 1, 2022 had to file by Dec 31, 2024, and those that reached it between July 1, 2022 and Dec 31, 2024 had until Dec 31, 2025. Reports go to the city signed by the engineer or architect of record.

State law from 2022 (SB 4-D) adds a Structural Integrity Reserve Study every 10 years for buildings of three or more stories. It covers the roof, load-bearing walls, floors, foundation, fireproofing, plumbing and any item with deferred maintenance over $10,000. Skipping it is a breach of the board's fiduciary duty. If a first-phase inspection finds substantial structural deterioration, a second phase is required, and the local agency reviews occupancy if repairs are not scheduled or started within 365 days of that report. Boards are busy, and a wash plan that lines up with these dates is one less thing to chase.

Clean surfaces make both jobs easier. An engineer can read cracks, rust stains and spalling on a washed wall far better than on one coated in black mildew and salt. After repairs, a fresh wash shows whether patches and sealants are holding. We do not do structural work. We clean before and after the people who do. On older Gulf-front buildings, such as Sunset House from 1969 or South Seas from 1980, that timing matters most, since the concrete has seen decades of salt air.

🌊 Seasonal Owners, Elevators and Salt Exposure

Marco Island had 18,006 housing units in the 2020 census, and 55.8% were counted as vacant, most of them seasonal homes. The population more than doubles in winter. Many boards book exterior work for late spring through early fall, when fewer owners are on site and parking and elevators are easier to share. Absent owners also cannot close sliders or clear balconies, so we agree with the manager in advance on notices, unit access and what to do with furniture left outside.

Elevators matter on a tall building. After Hurricane Ian in 2022, 21 condo buildings on the island had elevators out of service. We plan around the building's freight or service elevator, protect cab walls, and set times with the manager so residents are not waiting on our equipment. Hoses, pumps and supplies move at set hours, and we clean up the lobby path before we leave each day.

Many complexes are gated and have their own docks, such as South Seas with its 134-slip dock and Cape Marco with six towers. Rental rules, contractor hours and cleaning requirements are set by each building's own documents. We did not find a published rule for any one building, so check with your manager or board before booking.
