# Large Balcony CleaningSummit House Marco Island

Summit House units run from about 1,733 to 2,500 sq ft, and their balconies are sized to match. Salt film settles on rails, sliders and floors, and shaded balcony ceilings turn black with mildew. We clean all of it, keeping water out of the unit and furniture dry.

## 🏊 Bigger Balconies, More to Clean
Salt Film · Ceiling Mildew · Upper Floors
Larger units mean larger balconies and more glass per owner, so a balcony job here takes longer than in a smaller one-bedroom building. Owners in a Gulf-front tower like this expect a careful crew.

Salt film settles on rails, sliders and balcony floors, and the shaded ceilings above grow black mildew. Left long enough, salt etches glass and pits rail finishes.

Wind carries salt all the way up a 23-story wall. The highest balconies tend to collect the heaviest salt, since the wind reaches them with nothing in the way.

After concrete restoration, balconies also collect repair dust and overspray on glass and rails. We clean that up once the contractor’s work has cured.

**Two plan sizes, one standard.** The building offers two-bedroom, two-bath and three-bedroom, three-bath plans, and every unit has its own balcony. A listing on the 21st floor describes a private large balcony on a 1,733 sq ft two-bedroom, which is the smallest plan here. The three-bedroom units at the top of the range simply have more glass and rail. We quote per unit after hearing your plan and floor, so you pay for the balcony you have.

**Accordion shutters and impact sliders.** Listings at Summit House mention hurricane impact sliders and accordion shutters. Accordion shutters fold back against the side of the balcony and ride on top and bottom tracks, and those tracks are a trap for salt, sand and dead leaves. When they pack full, the shutter sticks halfway just when you need to close it before a storm. We brush and flush the tracks, wipe the folded panels and check that each one slides freely, without forcing anything that is bent. The heavy impact sliders get the same attention at the sill so rain can drain out the way it was designed to.

**Different sides, different dirt.** Summit House balconies do not all face one way. One unit listed on the 21st floor has a southeast exposure with views of the Gulf, the bay and the city. Balconies that take the morning sun dry off quickly, and their trouble is salt spotting baked onto the glass. Balconies that sit in shade until late in the day stay damp longer and grow more mildew on the ceiling and in the floor corners. We look at your balcony’s exposure and pick the treatment to match.

**Sand from the boardwalk.** A private boardwalk runs from the building to the beach, so every trip to the sand brings some of it back upstairs. It collects in the slider track and in the low corners of the balcony floor, and it scratches glass if someone wipes it while the grit is still there. We vacuum and sweep before any water touches the floor or the glass. Beach towels hung over the rail leave their own marks, too.

**When the owner is away.** Many units are sold furnished and used for part of the year. Someone has to let us in, so most owners arrange access through the front desk, a neighbor or a property manager. We bring cushions and small furniture inside, cover what stays out and leave everything back in place and dry, with photos sent to you that day.

**Inspections and a 1981 tower.** Florida law requires a milestone structural inspection for condo buildings three stories or taller once they reach 30 years of age, or 25 where the local building official requires it, with repeat inspections every ten years. Summit House passed that age long ago. Balcony slabs, ceilings and rail anchors are among the things an engineer checks, and a clean surface shows cracks and rust staining more clearly than one covered in mildew.

**Upper floors and the wind.** On the higher balconies the breeze off the Gulf can turn a fine spray into a mist that drifts sideways onto the neighbor’s glass or down onto the pool deck. Up there we skip the hose wherever we can. Ceilings are soft washed with a low, close spray, glass is washed and squeegeed by hand, and rails are wiped rather than blasted. Nobody leans over the rail or hangs equipment past it, and the work stays on the balcony floor.

**Pool, spa and the floors below.** The pool, spa and barbecue area sit at the base of the tower, and residents use them all day in season. Rinse water that runs off a balcony floor in the wrong direction can drip onto that deck many floors down. We squeegee each balcony floor toward its own drain and keep the wash water to a minimum so nothing lands on the people relaxing below.

**Pricing.** Most open balconies are quoted per unit because sizes vary. Where part of a balcony is screened and the area is under 800 square feet, it starts from $249. Chalky aluminum rails or frames can take a heavy oxidation treatment for an added $75 to $150, and cleanup after restoration work is quoted once we see what was left behind.

Careful CrewsThresholds protected, furniture moved and returned dry, and **rinse water kept on the balcony** — never in the unit or on the neighbor below.

## ❓ Frequently Asked Questions
Lanai & Pool Cage Cleaning · Summit House Marco Island

### My unit is large. How is balcony cleaning priced?
Per unit, since balcony sizes vary with units from about 1,733 to 2,500 sq ft.
### Will water get into my unit?
No. We protect the slider threshold, keep pressure low and squeegee floors rather than flooding them.
### Why is my top-floor glass saltier than lower floors?
Wind carries salt up the full height of the tower, and nothing blocks it at the top.
### Can you clean my accordion shutter tracks?
Yes. We brush and flush the tracks and check that each panel slides, and we note any bent or broken parts for you.
### Can you clean up after restoration work?
Yes, once coatings and patches have cured. We remove dust and overspray from glass, rails and floors.
### Who handles the tower walls?
Usually the association. Summit House’s documents set the split. See [roof cleaning at Summit House](https://naples-pressure-washing.com/roof-cleaning-summit-house-marco-island/).
### Do I need to be there?
Someone needs to let us into the unit. Many owners leave access with the front desk or a neighbor, and we send photos.
