**Short answer:** Cape Marco sits on the southwest tip of Marco Island with water on two sides, so salt and wind reach every face of every tower. Plan a facade and balcony wash every 12–24 months per tower, pool decks and walkways every 6–12 months, and docks and the fishing pier two or three times a year.

Each tower is its own building with its own needs and budget. We quote tower by tower after a free walk-through, so the community can run one tower at a time or group several into one season. Owners can book their own glass and balcony work on the same visit. Recent sales at Cape Marco have run from about $875,000 to $7.2 million, and owners at every level want the same thing: clear glass and clean decks without water inside the unit.

🌊 Six Towers at the Tip of the Island

Cape Marco is a gated group of six towers: Belize, Cozumel, Merida, Monterrey, Tampico and Veracruz. They look out over Caxambas Bay and the Gulf of Mexico from the southwest corner of the island. That spot takes wind and spray from more directions than a tower set back along Collier Blvd. Storm winds push salt high up the walls, and the bay side gets humid air that feeds mildew on the shaded faces.

The towers went up over about a decade. Monterrey dates to 1996, Cozumel to 1998 with 120 units on 24 floors, Belize to 2004 with 148 units on 24 floors, and Veracruz to 2005 with 123 units on 25 floors. We did not find build years for Merida and Tampico. A tower from the mid-1990s and one from the mid-2000s will not need the same care, so we look at each one before quoting.

Tall coastal towers collect salt on glass and rails first, then black mildew on shaded walls and balcony ceilings. Low-pressure soft washing with a biodegradable solution kills the growth at the root and lifts salt without forcing water into window frames or expansion joints. Veracruz units alone run from 3,268 to 4,687 sq ft, so a single balcony can be a long run of glass. Hard-water spots from rinse water and rain are treated with a mineral add-on that starts at $49.

⚓ Scheduling Six Buildings, Docks and the Pier

Six towers means six sets of elevators, pool hours and parking areas. We set a plan with management that moves from one tower to the next without leaving equipment in common areas. Each tower gets its own written service record with the date, surfaces, method and our Florida license number. That keeps each association's maintenance file separate, which helps when engineers and reserve specialists ask what was done and when.

The waterfront is its own job. Cape Marco has private docks, and Veracruz lists a community fishing pier. Docks and piers collect fish residue, bait, bird droppings and algae that turn boards slick. We clean them with care for the water below, using a biodegradable solution and controlled rinse water, and we check the decking type before choosing pressure. Dock lights, cleats and power boxes are kept dry, and we work on dock days set by management so boat owners know when to stay clear.

Amenities across the community include pools, spas, tennis, exercise rooms, covered parking, concierge service and extra storage. Contractor hours, gate rules and which surfaces belong to each tower's association are set by Cape Marco's own documents.
