Property: 4,200 square foot estate home in Pelican Bay, Naples FL. Barrel tile roof installed approximately 15 years prior. Home vacant for summer months each year. Last professional roof cleaning was 26 months before this service. Homeowner contacted us after receiving a Bay Colony sub-association compliance notice citing visible algae staining on the roof surface visible from the street.
Why Pelican Bay roofs accumulate fast: Pelican Bay sits adjacent to the Gulf of Mexico and Clam Bay preserve system. Salt air from the Gulf combined with preserve humidity and seasonal vacancy creates some of the fastest algae accumulation rates in Collier County. Our free on-site inspection documented the following conditions before service commenced:
Heavy Gloeocapsa Magma Coverage — South & West Slopes
Approximately 70% of the south and west-facing roof slopes had significant black algae streaking. Coverage was densest at the ridge line and in the valley sections between roof pitches where organic debris accumulated and moisture was retained longest.
Moderate Lichen Growth — North Ridge Sections
Lichen established at multiple locations along the north-facing ridge sections. Lichen requires extended dwell treatment and specialized biocide concentration beyond standard algae cleaning — this was noted and planned for in the service approach.
Three Cracked Barrel Tiles Identified
Physical inspection from the eave line identified three cracked barrel tiles in separate locations. All were photographed and documented in the inspection report. Homeowner was notified and a roofing contractor referral provided. These tiles required separate repair — soft wash cleaning proceeded around these areas with extra care.
Significant Organic Debris in Gutters
All gutter channels had heavy organic debris from Pelican Bay tree canopy. Gutter cleaning was recommended and bundled with the roof service for the same visit. Downspout inlet was partially blocked.
No Tile Walking Risk Assessment
Full visual assessment confirmed roof layout and confirmed no tile-walking would be required for any part of the cleaning. All application would proceed from eave line using extended equipment. Zero physical access to tile surface throughout service.




At the 16-month follow-up inspection, the south and west slopes showed no visible algae regrowth. The north ridge sections where lichen had been present showed zero regrowth at 16 months. The three cracked tiles had been repaired by the homeowner’s roofing contractor within 60 days of our service report. The property was scheduled for annual service going forward. The HOA has not issued any further compliance notices.
The extended result duration on this Pelican Bay property is attributable to complete root-level organism kill — not surface bleaching. Soft wash solution penetrates into barrel tile pores and eliminates Gloeocapsa magma at the cellular level. Combined with the extended dwell treatment applied to lichen sections, no viable organism was left on the surface to re-establish. Gulf-adjacent properties cleaned with surface pressure washing alone typically show regrowth within 4 to 6 months.
